<p>First, you need to realistically plan out a budget that you can stick to. Make sure to include money for<span id="more-139"></span> unexpected bills, entertainment costs, and repair costs into your budget. This way, you will be able to avoid getting a mortgage payment that is more than you can afford.</p>
<p>Secondly, shop around, and be open to different neighborhoods. Look into bank foreclosure sales, and if you are skilled at home repairs, don&#8217;t be afraid to buy a home that needs a few things fixed. Minor home repairs can save you thousands of dollars at closing time, and if you are able to make the repairs yourself, the savings are even greater. This can help you afford a better mortgage.</p>
<p>Shop around for the best lender for your mortgage. Many times you can find terrific interest rates when you do a little research. <p>Keep in mind not to select a home that will have your mortgage payments exhausting all of your resources in cause of emergencies. Most financial advisors recommend you have at least six months salary in savings in case of emergencies. <p>Each and every year there is cash and property that go unclaimed.  Many people may have no idea<span id="more-136"></span> that they are missing money. There are millions of dollars in unclaimed property in California alone.  Everything from tax refunds that can&#8217;t be delivered to insurance proceeds are sitting and waiting for their rightful owners to come get them.</p>
<p>One of the more common types of unclaimed money is dormant bank accounts. People simply forgot that those accounts existed and in many cases passed away without assigning and heir. The office of unclaimed property in California has an extensive list of names of the individuals in the amounts that they are owed. These are accounts that have gone untouched for an extended period of greater than ten years. There is a website set-up that has a search feature for individuals who believe they may have unclaimed property in California.  It is a secure web site to protect your privacy and to ensure that no one can come forward and make a claim on your property.</p>
<p>If you find your name on the list the next thing to do is to get your property that. OK, I know, that&#8217;s incredibly obvious.  Depending on what unclaimed property is lawfully yours, you may have to offer proof by providing specific details of your identity. Picture IDs are always good, as are copies of your utility bills that helped prove a residence claim.</p>
<p>You may not find your name on this list but you may stumble upon the name of a friend or relative.  All you would need to do in this situation is to inform them of what he saw a hand to encourage them to get in touch in the same fashion that you did. If they don&#8217;t have Internet access, invite them over and give them a hand.  Who knows, they may even generously give you a reward as a finder fee.</p>

<p>Located in the central and central west area of Marin County, this desirable town<span id="more-127"></span> is roughly a half an hour&#8217;s drive from the San Francisco Golden Gate Bridge and is a favorite location for Bay Area residents who want to be close to the action, but not so close as to give up the benefits that small towns and suburbs can provide over the actual city.</p>
<p>While many suburbs have to choose between being &#8220;green&#8221; or outdoors oriented, or being cultured and cutting edge urban, Fairfax California is unique in that they need to make no such distinction. 			<content:encoded><![CDATA[<p>Real estate is an industry that can help people experience great wealth.  Many of the worlds richest people have made their money through real estate.  It is no surprise that many people are looking into real estate as a career.  Getting a real estate license allows you to help people buy and sell real estate.  Each state has its own procedure on how to get a real estate license.</p>
<p>A real estate license<span id="more-80"></span> is required in every state in order to practice as a real estate agent or broker.  To get a license a person must be 18 years old or older, graduated high school or have a GED, and pass a written licensing test.  Some states require schooling or college course work.  The reason for testing and licensing is that real estate can be complicated and the laws can be hard to understand.</p>
<p>There are two levels of licensing in each state.  A real estate agent can be a broker or salesperson.  A broker can act on behalf of a client and a salesperson can only perform under the supervision of a broker.</p>
<p>The license test is administered by a state agency and the name of the actual test varies form state to state.  You should go to the testing agency to determine your states exact licensing procedure.  There are many variations on requirements like age, background, and education.</p>
<p>If education is required you should find out the specifics about this requirement.  Some states require college course work, while others only require special real estate courses.</p>
<p>The test format can change at any time, so be prepared for any format.  Basically, though, most states have a multiple choice test.  The test will either be one part or broken into two parts.  If in two parts, one part will generally cover key points and the other will get into specifics.</p>
<p>If you are wanting to persue a career in real estate the first step is finding out how to take the licensing test and how to prepare for it.  Once you obtain your real estate license you are on your way to an exciting career.</p>

Providing good customer service can get you noticed, and make clients want to use you instead of a competitor. With so much at stake in the real estate process, you should make it a priority to always provide the highest-quality customer support.</p>
<p>Nobody wants to<span id="more-75"></span> work with a California real estate salesperson that is unhelpful, unreachable or even unwilling to do what it takes to get the sale complete &#8211; especially when that sales agent is receiving a large commission! Providing quality customer service can take your California real estate career to the next level &#8211; enabling you to retain clients, receive positive word of mouth and have an overall solid reputation.</p>
<p>As a California real estate agent, you can follow six steps to ensure that your clients have a positive experience:</p>
<p>1.	Answer your phone &#8211; Nothing is more important than ensuring that your clients reach a live person. Make yourself available! If you have to let a phone call go to your voice mail, be sure to call the client back in a timely manner. If you are out in the field, make sure you take your cellular phone so you are reachable or have the ability to return calls as soon as you are available.</p>
<p>2.	Don&#8217;t make promises unless you will keep them &#8211; Reliability is a key factor in customer service. Clients want to believe what they&#8217;re told. Keep their trust and follow through on what you promise. Real estate is a large investment; it is your job as a California real estate salesperson to be up-front with your clients.</p>
<p>3.	Listen to your customers &#8211; It is important to really listen to your clients. Find out what their California real estate needs are and tailor your services to meet their needs. Give them the courtesy of your undivided attention.</p>
<p>4.	Deal with problems &#8211; You should try to resolve any problems that arise &#8211; quickly and efficiently. If you can address the problem effectively and provide a satisfactory solution, you will have another happy client on your hands.</p>
<p>5.	Be helpful &#8211; Customers want assistance from someone that is knowledgeable and willing to help &#8211; at every stage of the real estate process. Put your best foot forward and lend a helping hand. Sometimes going above and beyond your duty can be the right thing to do; i.e. helping your clients find a suitable lender or hand-delivering documents to their house.</p>
<p>6.	Take the extra step &#8211; By going the extra mile, you will make a lasting impression. Don&#8217;t worry about the immediate profit. If your clients are happy with your real estate services, they will be back.</p>
<p>Regardless of whether your clients buy or not, you should treat them as if they were the most important. Clients that feel valued and appreciated will be more likely to return. Remember, it only takes a few unhappy customers to cast a negative light on a business. If you consistently follow these rules, you will become known for good customer service &#8211; something that is essential in real estate. You worked so hard to get your California real estate license &#8211; make the most of it by being providing high-quality service every step of the way.</p>

Some are interested in buying real estate for themselves and think that as an agent they will have better access and knowledge to the deals found in the marketplace. Take a little time to become familiar with the realities of becoming a Realtor before you jump in and become licensed.</p>

The cost of licensing is high and you will be expected to spend a considerable amount of money before you can see a profit. The process is time consuming. When first becoming a Realtor, you must weigh the importance of ten important expenses to see which you are able to initially afford. Some of the fees involved with working as a Realtor are the fee to join a local Multiple Listing Service (MLS) and the fees to join a local board of Realtors. There are also ongoing fees for local real estate boards (quarterly or monthly). There are other general expenses of doing business, which will vary depending on the agency you work for. These expenses can include all of your postage, phone calls, copies, advertising and other kinds of overhead. You must also have a presentable and dependable four door vehicle and additional auto insurance to cover increased liability for business passengers.  There are many expenses when working as a real estate agent.</p>
<p align="justify">You will probably work evenings and weekends and your hours can be quite long. You can make your own hours and you should not allow clients to control your time. There will be many occasions when you can only show a home or take a listing appointment in the evening, or when a weekend is the only time you can write up an offer. Your commitment to success will greatly depend on your success especially when you initially are becoming a Realtor. As well as realizing the dedication of time you must acknowledge you are not merely selling a house but you are locating and acquiring a properties and that the purchasing of a home is an extremely personal and sometimes frightening undergoing for people. Approaching becoming a Realtor merely as a sales job is a big mistake. Of course, you&#8217;ll sell some properties, but will your clients tell their family and friends that you did a fantastic job for them? or that you clearly only had interest in making the sale.</p>
<p align="justify">Referrals from past clients make a good real estate agent&#8217;s income grow each year. It takes extremely hard work and a great sense of devotion to get those referrals, stay with each job to its completion no matter how small the potential earnings for you now, the pay off later can be rewarding.</p>
