I recently acquired my california real estate brokers license and would like to know what I have to do to sell?

I am in the process of buying a home and would like to use my newly acquired brokers license to salve the 3% in commission cost. I would like to know what steps and paper work I need to fill out in order to complete the process and gain the comission.

    If you are in the process of buying a home and have already signed the purchase contract but did not state the fact that you were an agent or presently are a broker you need an addendum to state that your are a licensed real estate agent/broker. Did you use an agent to acquire the property? If so there would be a buyer's agent and a seller's agent already stated on the contract. You can not be a party to the commission as you were not acting as an agent or broker when the original purchase contract was written.

    There is no paperwork to get you out of paying the 3% commission as you have already signed a legal and binding document.

    Please be aware that you could be in jeopardy of being fined by the Board of Realtors and get your Broker in trouble if you insist on trying to get the commission. This can be looked upon as non-disclosure even though you are the buyer but with the fact of being a licensed agent/broker the Board of Realtors will not look on you kindly.
