Selling a house in california? recently got my Real estate license, no broker yet. What to do?

I am real estate licensed in california. I have not put my license with a real estate broker. We are looking to sell the house we inherited after my dad passed away. Earlier this year I studied and passed the exam. I wasn't planning to work in the business full time, especially now that the markets are alot tougher than it was a year ago. Anyway, i'm thinking i should at least use it to sell a family property. Or should I just go to an agent, tell them I'm licensed and simply negotiate a discounted commission? All I really want is to get the property in the MLS and do the paperwork when i have the seller. I will bring in the buyer. So do i bother hanging my license with a broker. Will i have to pay to do that? How much should i pay an agent to simply put property in the MLS and then to do the paperwork / contract once i have secured my buyer. I was thinking no more than $500 since i will be doing the most important part of bringing in the buyer. what 2 do?

    Oh My God!!!!! Why did you even bother to get your license if you don't want to "hang it" with a broker!!!! Do the work and find yourself a broker you feel confortable doing business with then sign up for the MLS service and list your property and you get to pay yourself if you want to or just eliminate selling agent commissions……

    Get with a broker and list your home. If you don't think you are the right agent list with another agent but still get a broker.

    If you can find a qualified buyer in 5 days (assuming you don't give the house away) you are the sh#$. Get your license and get rich.

    Perhaps you should contact a local real estate attorney and find out what the laws in your state/county/city allow.

    You need to work under the umbrella of a broker in CA. Not sure what exactly that means in your state – call a local agent and ask.

    I respectfully do not think you have enough knowledge to go this alone. Besides, you are too emotionally invested in the sale of your own home. It's wise to take yourself out of the equation. Work with someone you trust, experience doesn't matter, as long as your trustworthy agent has a broker whom he/she can consult on a regular basis. Good luck. Colorado Realtor.
